          Today I try to develop a method of implantation of the maintenance function in a manufacturing Company. So, What are the most important factors to implement a system of maintenance management in a firm?

    Sir;

    Your post seems to be leaving out important details.  I understand firms have interest in their privacy.  However the size of the firm, type of maintenance and expected results make a big difference on any recommendations I would have to offer.

    If you can implement the ISO 55000 then your company would be the best in terms of MM.

    There are a number of factors to be taken into consideration when looking at effective maintenance management within a business.

    Firstly, and probably most importantly, what is your company willing to pay?   It is all well and good coming up with a Rolls Royce solution but if it is too expensive all you have done is wasted time and effort in designing your solution.

    Secondly, have you identified what are the most critical elements?   Unless you know what is going to cause production the most pain you cannot start defining and shaping your maintenance strategy.  

    Thirdly, how is the equipment operated – is it switched on and is use 24/7, is there shift working or just normal working hours.

    Next – what sort of maintenance policy are you going to adopt: scheduled, reactive, run to failure etc?   This will drive your both your maintenance and spares policy.

    The Institute of Asset Management in the UK has produced “An Anatomy of Asset Management”. This might help you to unravel some of the complexities you will face in defining, designing and qualifying your maintenance solutions.

    Hi, 

    You may want to consider Business to Technical (Top Down) as well as Technical to Business (Bottom Up) Approach. 

    Taking a wider view, the deliverable of your maintenance management is to enhance profitability of your assets (which is done by combination of condition monitoring, predictive maintenance and reactive maintenance).  If possible, you may want to consider taking historic maintenance performance data (if available) and improve it significantly with your new plan. 

    At a technical level, how you manage your equipment availability, scheduling, co-ordination between instrumentation, electrical and mechanical engineers, commitment to carry out predictive maintenance schedules, operator/maintenance engineers training will depend on your individual situation. 

    In most cases, a good CMMS software or EAM software implementation will cover the above details, not sure if you are implementing a new software as well. 

    You may want to add a bit more details to your question so that we can give you more detailed suggestions.
